Investing in property is a popular way to invest money in Australia, but before starting, think about whether it fits with your circumstances.​​

Unlike buying a home to live in, an investment property is usually bought with the goal of making money, whether capital growth or positive cash flow.

Here are some things to consider when it comes to investing in property:
  • This asset is tangible and can be less volatile that other investments.
  • Banks tend to be well-versed in property and often have a standard lending process to step you through.
  • Many of the costs involved with owning an investment property may be tax deductible and property investors can also potentially use the losses arising from negative gearing (where the income from the investment is less than the expenses) as a tax deduction against their other income.
  • Property can deliver long-term returns if the value of the property increases over time, plus there’s also potential to receive rental income before the eventual sale but like any other investment there is no guarantee.
  • There are high transaction costs in the in the purchase and sale of property such as stamp duty, agent fees, legal, building pest reports and loan costs.

When looking to purchase an investment property you should research:
  • Capital growth – the rate at which the value of the property is expected to increase in value. A good starting point is to follow the government infrastructure spend as this precedes population growth in an area.
  • Rental income – find out the proposed rental return from a real estate agent and the vacancy rate to see if tenants can be easily found at the end of the lease term.
  • Ownership costs – find out the running costs including rates, insurances, strata, agent fees and maintenance.
  • Capital costs – allow for ongoing capital works such as painting, renovations of bathrooms and kitchen, flooring upgrade, air conditioning replacement etc
 
Alternatives to direct investment in property
Consider opportunities that allow you to purchase a portion of a property alongside other investments – such as investing in property through the Australian Stock Exchange (ASX).

Some benefits of investing this way include greater liquidity, diversification across different assets and lower transaction costs. But be aware that share prices rise and fall daily, unlike bricks and mortar which can be less volatile.
